Is it a Good Time to Sell My House?


Now is definitely the time to do so!!

The April 2013 Housing Statistics released by the Greater Las Vegas Association of REALTORS show that existing home prices in Southern Nevada continue to increase and are close to 31 percent higher than last year.  The number one concern that seems to pop up in this industry is whether or not this is just another housing bubble.  Dave Tina, the president of GLVAR, claims that, “median home prices are just over half-way back to the $315,000 peak we hit in 2006, and arguably below where they should be had they never gone up and down so fast.  Secondly, I don’t see many people walking away from the homes they bought during this housing market rebound … Finally, the local job market and overall economy keep improving.  When you add it all up, I still see room for home prices to go up, though probably not at the rate they have this past year.”


One of the bigger issues today is that there is a shortage of homes to sell.  GLVAR reported that compared to recent years, where most of the houses were sold by lenders, more homes are now being sold by “traditional” sellers.  More than half of all local home sales in 2013 so far have been “traditional” sales.

Navigate your way into your dream home quickly and efficiently!



Buying a home can be daunting at times and it would be nice to know where to start. You have contacted a real estate agent with great reviews in your area and they start emailing you properties from the MLS (multiple listing service), but you're not sure how to break it all down so you can get the most out of your search.

Here is a quick and simple instruction guide that I send to my clients who want to buy a home in Las Vegas. It helps them to navigate the MLS, neighborhoods, and homes ahead of time so they have a better idea of the Las Vegas NV areas. It is important to us that this process is as easy & efficient as possible. Please read the directions below carefully. By following these steps I guarantee that you will find the right home in the least amount of time, every time!

1. Make a Top 10 List: 

Compile a list of your 10 favorite properties by clicking on the detail portion of each listing. Be sure to look at room dimensions, sq. footage, appliance types, HOA fees (common interest community fees), photos and any other criteria important to you. It's all in there! You can see the exact location of the property as well as a satellite aerial view and birds eye view by clicking on the “map this property button”.

2. Drive by Top 10 List:

Please drive by each property that you are interested in or are just unsure of the neighborhood. Make sure everything looks suitable from the outside (i.e. neighborhood, front yard, backyard & window view if vacant). Then, narrow your list down to 7 properties.

3. Make a Top 7 List and Request a Viewing Appointment:

Send an email with your top 7 list in order of preference from 1-7 using the MLS numbers and street addresses. At times, properties will have a showing issue or will no longer be available. Your agent will narrow the list down to 5-6. Be sure all decision makers are available for viewing appointment. We have to make appointments with owners, tenants, and listing agents. It is important that we are on time.

4. Viewing Appointment Scheduled: 

After making phone calls and the scheduling is set, we will update you on which property we will start at and the final time we can begin. Please be ready with your proof of funds if you haven't already sent it to us. It's not a bad idea to bring snacks and water just in case things run long.
