Sterling Ridge - Summerlin

Las Vegas Valley Market Report: Henderson Home Sales - 1st and 2nd Quarters 2014

The Las Vegas Valley Market Report for Henderson Home Sales shows an increase in Home Sales Prices from the 1^st quarter to the 2^nd quarter of 2014. The average price sold increased from $257,200 to $261,157, and the median increased from $217,983 to $220,500. The average sales price per square foot increased 3.02% while the median price per square foot increased 4.07%. The speed at which the rental houses closed (DOM – Days on Market) also increased 13% on the average, and 32% on the median. What is the difference between Average and Median and why does this matter to the Las Vegas Rental market?

Average is the sum of the individual items divided by the number of items. Median is the middle number.

For example, we have 7 houses with monthly rents at $1000, $1000, $1500, $2000, $2000, $3000, $15,000.

When we add the rents together ($25,500) and divide by 7, we get an Average rent of $3,642.86. The Median rent is the middle number of $2,000.

As you can see, the reason it is important to know the Average and the Median rent price is that a very low number or a very high number in the group can offset the final number. In our example, we had a very high number which made an 82% difference of $1642.86. So it is always good to compare both numbers to get a real sense of what is going on in the market.

Prioritizing Your Home Rental Search

It's time. You are ready to move into a rental home. A nice, clean rental home. Some place you can stay for a while. You have saved for deposits and moving costs, and have even asked around about neighborhoods and commutes. Let's do this.

Your expectations: $1200 per month. Perfect location. Updated kitchen with new appliances and fixtures. 4+ bedrooms with loft. Pets allowed. Sparkling private pool with pool service included.

Your reality: You need to prioritize.

First, shop within your budget. Your budget isn't negotiable. Everyone has a budget to follow. You know what you can afford, and so do property management companies. They have a formula they use to determine your approval and they will follow it. Your monthly rent should be no more than 1/3 of your monthly income. Do not fall in love with a home you can't afford. You will not be approved.

Second, prioritize. Now that you have your budget set, it's time to decide what's important. You should try to find the perfect home for you, but be prepared to make choices. Maybe you are able to drive a little further to work for more square footage or that upgraded chef's kitchen. The home office may have to go in one of the spare bedrooms. Shay Hasselmann Group Closes Another Traditional Home Sale In The Lakes

The Shay Hasselmann Group has closed another traditional Home for Sale in The Lakes, Las Vegas, 89117. Shay Hasselmann represented the seller in this transaction.

The house listed at $249,000 and was sold for $245,000. The seller did not contribute any amount towards closing costs. This Las Vegas home was on the market for 4 days and closed within 37 days of the contract date.

The Lakes is a 2 mile square community on the West side of Las Vegas. The namesake is a man-made lake central in the area. There are also ponds, waterfalls, and canals throughout the community. Homes here are a mix of single-family, townhomes, condos, and apartments.
