Prioritizing Your Home Rental Search






It's time. You are ready to move into a rental home. A nice, clean rental home. Some place you can stay for a while. You have saved for deposits and moving costs, and have even asked around about neighborhoods and commutes. Let's do this.


Your expectations: $1200 per month. Perfect location. Updated kitchen with new appliances and fixtures. 4+ bedrooms with loft. Pets allowed. Sparkling private pool with pool service included.


Your reality: You need to prioritize.


First, shop within your budget. Your budget isn't negotiable. Everyone has a budget to follow. You know what you can afford, and so do property management companies. They have a formula they use to determine your approval and they will follow it. Your monthly rent should be no more than 1/3 of your monthly income. Do not fall in love with a home you can't afford. You will not be approved.


Second, prioritize. Now that you have your budget set, it's time to decide what's important. You should try to find the perfect home for you, but be prepared to make choices. Maybe you are able to drive a little further to work for more square footage or that upgraded chef's kitchen. The home office may have to go in one of the spare bedrooms. The kids may have to wait to get a puppy. Maybe a home with a community pool would be OK after all.
